No. Unlike Dubai (where Decree 43/2013 sets a 0%/5%/10%/15%/20% cap based on how far below market your rent sits), Sharjah has no numerical cap. Article 16 of the 2024 law requires increases to reflect the 'fair rent value' of comparable properties. There's no Sharjah equivalent of Dubai's Smart Rental Index.
From the date your contract was first signed (not from each annual renewal), the landlord cannot lawfully increase the rent for 3 years. The lease can be renewed annually at the same rent, but any proposed increase is not enforceable until year 3 has passed.
Any rent change — increase, or non-renewal — requires at least 90 days written notice before the change takes effect. WhatsApp, email and registered mail all qualify as written notice. If your landlord misses the 90-day window, no increase applies for that renewal cycle.
The Sharjah Rental Disputes Center (Markaz Fadd Al-Munaza'at Al-Eejariyah), under Sharjah Municipality. Tenancy contracts must be registered with Sharjah Municipality within 15 days of signing — registered contracts have stronger legal standing in any dispute.
During the first 3 years (residential) the landlord cannot evict you to bring in a higher-paying tenant. Eviction grounds are limited to non-payment (15-day cure period), illegal subletting, misuse of property, or owner/family use with documentation. After 3 years, eviction rules ease but still require valid grounds and notice.
